A strong relationship with a sponsor should make a process smoother. It shouldn't make a deal financeable that wasn't financeable before.
It's an easy line to blur, especially with repeat sponsors or long-standing referral partners — trust starts to substitute for scrutiny, and a deal gets a lighter look because the person bringing it has earned credibility on past transactions. We think that's backwards. Credibility should earn a sponsor a faster process and a more candid conversation about what a deal needs to work. It shouldn't earn the deal itself a pass on the underwriting.
The sponsors we've worked with the longest are, without exception, the ones who never asked us to skip that step for them. They wanted the same discipline applied whether it was their first transaction with us or their fifth, because they understood that discipline is what made the first four bankable in the first place.
Relationships built on consistently sound underwriting last. Relationships built on favors don't survive the first deal that goes wrong.
